A separate wet room can also be found with a toilet, sink, shower and towel rail, reports MyLondon.The extraordinarily cosy residence — thought by the estate agent selling it to be the smallest in the entire city — goes on sale at auction next Tuesday (February 15) and starts at £50,000.

Despite the lack of space, the flat's novelty factor and unusually low price for East London means it is expected to attract a lot of attention before bidding ends at 4pm the next day.The average house price in Clapton was £649,070 in 2021, according to data from Rightmove.Stuart Collar-Brown, a director of My Auction, the online property company that is selling the studio, gave an insight into the unique home.

He said: “The flat is small — but then again, you also can’t buy a long-leasehold property in central London for £50,000 so it’s a great opportunity for someone to get on the ladder.”The property has 994 years remaining on the lease and is on the first floor of a period conversion, within walking distance from the cafes, bars and restaurants on Chatsworth Road and Lower Clapton Road.
