Wigan and Bolton come fourth and fifth respectively when England's lowest house prices are looked at combined with the availability of 'outstanding' schools.
Gateshead is at the top of the list - thanks to 32% of its schools being judged as outstanding by Ofsted and the 13th lowest average house price in the study - £142,214.44.
Followed by South Tyneside, which has the 11th lowest average house price (£133,474.51), and 30% of its state-funded schools receiving an outstanding rating from Ofsted in their most recent inspection.
