The bosses behind the grand development say it will be an eclectic mix of 'world-class design' with restaurants, shops and a 100-bed hotel.

The site is in the green belt, to the north of Junction 11 in Warrington on the M62, but the application is submitted on the basis of a case for 'very special circumstances'.

The area designated for the future HS2 railway line also includes land within this site. So, if the council approves the plans, an objection from HS2 Ltd will need to be withdrawn.
